Enter the legend

Rome, twenty-eight centuries of history, architecture, and unparalleled quality of life. Like a vast open-air museum, the Italian capital is a unique site. The only city in the world to host an enclave state within its borders, “the Eternal City” is built on seven hills and is organized around the two banks of the Tiber. With 2,000 palaces, 300 churches, 200 monumental fountains, parks, archaeological sites, thousands of shops, and restaurants, central Rome offers an exceptional environment. As the third largest city in Europe, it stretches to the shores of the Tyrrhenian Sea, offering a wide variety of neighborhoods and lifestyles with timeless elegance. The BARNES Rome teams offer their selection of exceptional properties from the heart of the capital to the waterfront.

MARKET OVERVIEW

basilique.jpg

In 2025, Rome will celebrate one of its oldest traditions, its jubilee. From all over the world, 40 million pilgrims will flock to the Italian capital to attend this exceptional event. Modernization and beautification works are actively underway as Rome prepares and transforms itself. No less than five new five-star hotels will open their doors in the coming months, energizing the real estate market. While prices are still stable, they could experience a significant increase. There is strong demand for rentals, with high rents, and finding a house to rent becomes nearly impossible. Particularly coveted for its architectural environment is the historic center, of course. The Parioli district, favored by wealthy families and international diplomacy, is highly sought after. Depending on location and amenities, property prices can vary significantly. Expect 1 million euros for a 90 sqm apartment, 1.6 million euros for a similar property with a terrace.

ROMAN JEWEL

The Palazzo Pignatelli is located between the Campidoglio and the Fori Imperiali. Completely restored and redesigned, this building was built in the 17th century for a Neapolitan aristocratic family to which Cardinal Antonio, who later became Pope Innocent XII (1691-1700), belonged. Completely transformed in 1880 by architect Zampi, only the staircase and throne room where Cardinal Antonio held audiences have been preserved. Palazzo Pignatelli now houses a number of properties renovated in a contemporary style in perfect harmony with the classical lines of this historic Roman gem.
