Rom, 244 m² Büro for sale

In one of Testaccio’s most iconic Art Nouveau buildings, overlooking the historic Piazza dell’Emporio, we are offering for sale a property of approximately 240 square metres, boasting rare character and great residential potential.

Built in the early 20th century, the building stands out for its refined ochre-coloured plaster façade, travertine cornices and Art Nouveau-style stucco decorations. The main entrance is via an entrance hall featuring original wrought-iron doorways, a suspended lantern and a perfectly preserved period mosaic floor.

Situated on the mezzanine floor, with dual access from the pleasant communal courtyard and overlooking Via Amerigo Vespucci, the property boasts a well-structured and flexible layout, ideal for use as office space or for a high-quality residential conversion.
The high ceilings and generous proportions of the rooms offer ample design possibilities: the property can be converted into a large single-family home or, where permitted, divided into separate units.

The property is currently registered in the A/10 category – offices – with the possibility of applying for a change of registration to category A/2 – residential properties.
